Manufacturing facility for Bakeaway UK

This project is the new build of a two-storey 93,000ft2 manufacturing facility for Bakeaway UK, who will utilise the building to produce pastry. The scheme is located at Centrix Business Park in Corby and will create up to 145 jobs.

Millward were responsible for the building’s civil engineering design, and also produced all structural designs, including foundations.
Winvic were responsible for the building’s construction, we worked extensively with them and the entire team to ensure the project was delivered on time. In addition to the construction design, we also worked on deigns for the building’s extensive fitout. Due to the building’s complex mechanical and electrical features, we worked with the fit out team, for example designing external plinths.

The construction programme was around 10 months, however our involvement extended to drainage strategies and flood risk assessments to ensure the project would secure planning. Practical completion for the building was granted during December 2019.

Millward has enjoyed a six year relationship with Clowes, undertaking civil and structural works.

Having worked with Clowes and their architect, Isherwood McCann on numerous occasions, we formed part of the team and were able to deliver the below added value benefits:

From 1950 – 1980, the site was a steel works, meaning the ground contained waste. A very detailed SI report helped us to develop our designs. Our ground investigation solution satisfied the ongoing settlements in the ground
In close proximity to the new building (on council owned-land) was a huge storage reservoir – we negotiated its use, and negated the need for additional SUDs on site, facilitating a cost saving to the client.

As a long-term client, Millward clearly understood this brief and the needs and expectations of the development. Our policy is one Associate (head of department) leads for each client and remains the single point of contact. Our long-standing relationship with Clowes means we have developed an excellent relationship with their other consultants, such as architect Isherwood McCann. This enables us all to work as ‘one team’ to ensure the smooth execution of each project.
